Commercial streets of Barcelona attract investors interest<\/strong><\/h1>\n

As reported by Cat Real Estate retails positive activity in commercial streets on Barcelona\u2019s prime areas is motivating a significant influx of capital from investors who buy this type of assets. Cat Real Estate is a real estate consultancy that manages more than 650 million euros in asset management<\/strong><\/p>\n<\/blockquote>\n

The Catalan capital continues to be a very attractive city for these groups, both for opening traditional stores and for their \"flagship\" stores. This is due to the fact that Barcelona is a must stop for retail brands. Proof of it is Portal del \u00c0ngel street which has rentals of \u20ac300\/sqm\/month<\/strong>, thus becoming the most expensive road in the entire Iberian Peninsula.<\/p>\n

\"This attraction of brands to Barcelona<\/strong> is lived in a very positive way by Cat Real Estate<\/a><\/strong>. In recent years, major retail brands have opened stores in #Barcelona, \u200b\u200band we have had the opportunity to advise different groups in the opening of their premises, \"adds Nacho Castella, CEO of Cat Real Estate.<\/p>\n

In fact, the consultancy has closed more than 50 operations<\/strong> of this type in the last four years, with an average return of 5%<\/strong>. Although they are currently closing operations at 4%<\/strong> and have a mandate of 40 million euros to invest<\/strong> this year in the Catalan city. Due to a low profitability environment of other investments there is a large flow of capital going into real estate. Within real estate it is the high street segment<\/em> (locals in the most commercial axes) in Barcelona that is attracting investors.<\/p>\n

Among the groups advised by the consultancy firm Sita Murt<\/strong> the female fashion brand is included. It\u2019s latest opening being in Rec 34 del Born street.<\/p>\n

Another of the groups advised has been Calzedonia<\/strong> in its premises of Rambla Catalunya 61. This brand is characterized by locating in the best areas of the city. This is due to the fact that if brands want to differentiate themselves from the rest and sell one of the most important points is store location. Large companies take even more than a year to choose a perfect location for their stores.<\/p>\n

These type of companies seek\u00a0 for premises with two requirements: visibility of the premises and a location with high traffic of people.<\/strong><\/p>\n<\/blockquote>\n

Areas such as<\/strong> Rambla, Portal del \u00c1ngel, Plaza Catalu\u00f1a, Paseo de Gracia or Rambla Catalu\u00f1a, are central areas, very well valued<\/strong> for their location of commercial premises, as this meet both requirements. The vast majority of commercial spaces are spacious premises, with large sideboards and wide sidewalks through which a large number of pedestrians circulate.<\/p>\n
