INVERSIONS EN OFICINES<\/span><\/h2>\n

Durant el primer trimestre de l\u2019any s\u2019ha registrat un volum de negoci en <\/span>inversions d\u2019oficines pr\u00f2xim als 1.300 milions d\u2019euros a tota Espanya<\/b>. \u00c9s la xifra m\u00e9s alta dels \u00faltims anys, segons publica l\u2019<\/span>Observatorio Inmobiliario<\/a><\/strong>.<\/span><\/p>\n

La rendibilitat en el mercat d’oficines<\/h4>\n

La rendibilitat de la inversi\u00f3 es mant\u00e9 estable en la capital comtal amb un 4% de promig<\/b>, incl\u00fas en algunes ubicacions super-primes poden estar per sota d\u2019aquesta dada quan el comprador \u00e9s un inversor local. \u00c9s una rendibilitat similar a la d\u2019altres capitals europees com Brussel\u00b7les, Londres, Par\u00eds, Berl\u00edn o Amsterdam.<\/span><\/p>\n

ELS LLOGUERS<\/h2>\n

En el cas dels lloguers<\/b>, a diferencia del mercat de lloguer residencial que s\u2019ha recuperat molt r\u00e0pidament despr\u00e9s de la crisis, <\/span>el mercat d\u2019oficines ha obtingut una tend\u00e8ncia a l’al\u00e7a m\u00e9s lenta<\/b>.<\/span><\/p>\n

A finals de l\u2019any passat les ciutat de <\/span>Barcelona i Madrid van recuperar els preus dels lloguers que hi havia en l\u2019any 2006<\/b>. En el cas de la capital catalana la renta prime m\u00e0xima que es solicita actualment \u00e9s de<\/span> 27,25 euros per metre quadrat al mes<\/b>.<\/span><\/p>\n

L\u2019espai est\u00e0 dividit en una recepci\u00f3, una sala de reunions, un espai de treball com\u00fa, un despatx de direcci\u00f3 i un office amb bany.<\/span><\/p>\n
